Through an existing vehicle called Trust Properties, THL seeks to strategically expand its operations in the real estate industry through new acquisitions, joint ventures and consolidation of existing real estate portfolio. The strategic focus for this SBU is to create value to the extent that it can be listed on the stock exchange on its own. A substantial budget for investment in this sector is currently under consideration. Below is the existing real estate portfolio.
Transtobac: THL currently has 50% shareholding in Transtobac (Private) Limited. The company owns the Transtobac Complex Mukuvisi, being 59 factory units, 372 housing units and undeveloped land on 33.9 hectares in Msasa. Currently the factory shells and housing units are being leased out.
About 11 hectares of the land is undeveloped and plans are at an advanced stage to build more factory units. An application has been made for the subdivision and sectional title of the Complex. This will significantly uplift the value of this investment and will become of key strategic importance to THL. The long term strategic focus is to upgrade the complex to develop a commercial park which is viewed to become the business hub of Msasa industrial area.
Newlands Bypass Holding Limited: THL holds a significant stake in “NBHL” which owns land that covers an area of about 22 hectares in both commercial and retail land in Harare.
Erarah: THL holds a 25% stake in the company that was established in 2002 with the objective of identifying potential property development opportunities and sites in Zimbabwe, develop the sites to enhance the intrinsic value of the properties and then market them to achieve optimum return. The long term objective of the Company is to acquire and deliver high value housing projects attractive to high net worth investors and users alike, using the specialised skills of its broad shareholders.
